Signs of Lead Paint

Deteriorating paint in a home built before 1978 is the clearest warning sign of a lead hazard. But lead cannot be confirmed by color, texture, or location alone. Professional testing (XRF analysis or paint-chip laboratory testing) is what settles it. Recognizing the visual indicators of risk helps property owners decide when that testing is worth scheduling.

Age of the Building

The strongest indicator of lead paint risk is building age. Lead-based paint was banned for residential use in 1978. Homes built before 1978 may contain lead-based paint on any painted surface. The older the home, the higher the likelihood of lead paint. Homes built before 1940 are particularly likely to have multiple layers of lead-containing paint.

Deteriorating Paint

Peeling, chipping, flaking, or chalking paint in a pre-1978 home is a primary visual indicator of potential lead hazard. Deteriorating paint generates lead dust and chips, which represent an ingestion and inhalation risk, particularly for children under six. Paint that is cracking or showing alligatoring (a pattern of cracks resembling reptile scales) is a sign of aging that warrants testing.

Friction and Impact Surfaces

Lead paint on friction surfaces, windows, doors, stair components, generates lead dust through normal use, even when the paint appears intact. Windowsills, window wells, and door frames in pre-1978 homes are high-risk locations even when paint is not visibly deteriorating. These surfaces warrant particular attention during a lead inspection.

What to Do If You Suspect Lead Paint

Do not sand, scrape, or disturb suspect surfaces until testing is complete. If paint is deteriorating, minimize activities that generate dust in the affected area and keep children and pregnant women away from deteriorating painted surfaces. Contact a certified lead inspector to conduct a professional inspection using XRF analysis or paint chip sampling.
