What Happens During Lead Testing?

Lead testing is performed by an accredited lead inspector or risk assessor. It produces a written report documenting lead-based paint in the building, lead dust levels on surfaces, and recommendations for managing identified hazards. The process typically involves a combination of field-testing and laboratory analysis.
Visual Assessment
The inspector begins with a visual assessment of all painted surfaces, interior and exterior. This documents the condition of painted surfaces, identifies areas of deteriorating or damaged paint, and notes surfaces subject to friction, impact, or abrasion where lead dust generation is most likely. The visual assessment also identifies areas of concern for dust and soil sampling based on use patterns and proximity to deteriorating painted surfaces.
XRF Testing
X-ray fluorescence (XRF) analyzers are used to measure lead content in paint without destructive sampling. The device is placed against a painted surface and provides an immediate reading of lead concentration in mg/cm². XRF testing is fast, hundreds of surface measurements can be taken in a single inspection, and non-destructive. It is the most common method for comprehensive paint testing in occupied buildings. Readings below the federal 1.0 mg/cm² threshold are classified as negative. Readings at or above that level are classified as positive for lead-based paint.
Paint Chip Sampling
In some situations, when XRF results are inconclusive, or when XRF equipment is not available, paint chip samples are collected for laboratory analysis. Chips are collected from suspect surfaces using a utility knife and sent to an accredited laboratory for atomic absorption spectroscopy (AAS) or inductively coupled plasma (ICP) analysis. Results are reported as a percentage by weight or mg/cm².
Dust Wipe Sampling
Lead dust is often the most significant exposure pathway and may be elevated even when painted surfaces appear intact. Dust wipe samples are collected from floors, windowsills, and window wells using wet wipe cloths designed for lead sampling. The cloths are sent to a laboratory for analysis, with results reported in micrograms per square foot (μg/ft²). Results are compared to EPA clearance standards to determine whether dust loading poses a hazard.
Report and Recommendations
The inspector delivers a written report identifying all surfaces tested, XRF readings, laboratory results, and the inspector's assessment of hazard level. The report will recommend actions, which may include no action required, routine maintenance, paint stabilization, or abatement, based on the type of hazard, condition of materials, and occupancy. This report serves as the official documentation for regulatory compliance, real estate disclosure, or contractor guidance.

How is lead paint tested?
Most testing uses a handheld XRF analyzer, which reads lead content in mg/cm² against a painted surface without damaging it, hundreds of readings in a single visit. When XRF is inconclusive, paint chips go to a lab for analysis. Separately, dust wipe samples measure the lead dust that is often the real exposure, even when the paint itself looks intact.
How long does a lead inspection take, and what do I get?
It varies with building size, but a typical single-family inspection is done in a few hours, with lab-dependent results following for any chips or dust wipes. You receive a written report listing every surface tested, the readings, and a hazard assessment that recommends a specific response: no action, maintenance, stabilization, or abatement.
What's the difference between paint testing and a risk assessment?
Paint testing tells you whether lead-based paint is present. A risk assessment goes further, using dust and soil sampling to judge whether it is actually creating a hazard right now.
