How This Estimate Is Built
The calculator starts from a published national range for the system type you pick, then adds a figure for each suction point beyond the first and for the extras you select: crack sealing, concealed routing, a permit, and the fan's electrical hookup. Most homes are mitigated with a single suction point, but a large or compartmentalized foundation can need more, and each one adds a core hole, a pipe run, and a sealed connection. Published rates are ranges, so the result is a range too, and a wide one reflects how much foundations genuinely differ.
Where These Numbers Come From
The rates here are national averages published by consumer cost guides and radon-mitigation firms. They are not Peerless Environmental prices, and we did not set them. Where sources disagreed we show the full span, and where one folded moisture encapsulation or dehumidification into a radon figure we left that number out rather than let it inflate the range. What your system actually costs depends on the foundation and how the sub-slab behaves, which is what a site review is for.
What the Calculator Cannot See
The single biggest variable in a radon system cannot be typed into a form: how well the air moves under the slab. A house where one suction point pulls from the whole footprint is mitigated cheaply; one where the sub-slab is broken up by footings and poured sections may need several points to reach every pocket, and there is no way to know which you have until an installer runs a pressure-field test. The calculator lets you add suction points to see the effect, but how many you actually need is a diagnostic finding, not a menu choice.
Which System Your Foundation Needs
The system follows the foundation. A slab or basement usually gets active sub-slab depressurization, a fan drawing radon from under the floor and venting it above the roofline. A crawlspace gets a sub-membrane system, a sealed vapor barrier over the soil with the fan pulling from beneath it, which is why it runs higher. A home with existing drain tile or a sump pit can often tap that drainage for less. And a house that already has a passive stack, common in newer construction, may only need a fan added to turn it active, the cheapest route of all.
Why DIY Radon Mitigation Is Risky
A DIY kit is the cheapest line on this page, and it is where the honest advice diverges from the price. A radon system is not just a fan and a pipe: it has to draw from the right spot, seal the slab so it pulls suction instead of house air, and discharge above the roofline where the radon cannot re-enter. Get any of that wrong and the system can fail to lower the radon, or move it somewhere worse, and you would never know without testing. Most residential systems run about $800 to $2,500 installed, with a typical single-suction-point job around $1,500. A sub-slab system for a slab or basement sits in that range; a crawlspace sub-membrane system runs higher, roughly $1,200 to $3,500, because it includes a sealed vapor barrier; and adding a fan to an existing passive pipe can be as little as $500 to $1,000. A home that needs several suction points costs more.
Why is a crawlspace radon system more expensive?
A crawlspace does not have a slab to draw from, so the installer lays a sealed vapor barrier over the soil and pulls radon from beneath it, a sub-membrane system. The membrane, the sealing, and the labor of working in a tight space push the cost to roughly $1,200 to $3,500, above a typical sub-slab job. If the crawlspace also needs full encapsulation or a dehumidifier for moisture, that is separate work and not in these figures.
How many suction points will my home need?
Most homes are mitigated with one, but it depends on how the air moves under the slab, not on the home's size alone. A slab broken up by interior footings or poured in separate sections can trap radon in pockets a single point cannot reach, so the installer runs a pressure-field test to find out how far one point pulls. Can I install a radon mitigation system myself?
You can buy the materials for roughly $350 to $900, but it is the one part of radon work we would steer you away from doing blind.
