Black Mastic and Asbestos: What to Know

Black mastic is the dark, tar-like adhesive that was used to glue down vinyl and linoleum floor tiles for much of the 20th century. When homeowners pull up old flooring and find a black, sticky or brittle residue underneath, they are usually looking at cutback asphalt mastic. It is a material that frequently contains asbestos. Knowing what it is and how to handle it prevents a routine floor project from becoming an exposure hazard.

What Black Mastic Is

Black mastic is an asphalt-based 'cutback' adhesive used to bond resilient flooring, vinyl tile, vinyl sheet, and linoleum, to the subfloor. It was widely used before the 1980s and is most commonly found under nine-inch and twelve-inch floor tiles in older homes and commercial buildings. You can often recognize it by a few characteristics:

  • A black or dark-brown color, sometimes with a faint tar or asphalt smell.
  • A hard, brittle layer, or a surface that remains slightly tacky, depending on age.
  • Found directly beneath old vinyl or linoleum tile, especially nine-inch and twelve-inch tiles.
  • Common in kitchens, bathrooms, basements, and entryways, and across commercial floors in offices, retail, and warehouse space.

Why Black Mastic Often Contains Asbestos

Asbestos fibers were added to flooring adhesives to improve strength and heat resistance. Both the floor tiles and the black mastic beneath them can contain asbestos. The two were often installed together.

Asbestos was phased out of these flooring adhesives around the late 1970s, but no comprehensive federal ban ever took effect. The EPA's 1989 rule banning most asbestos products was largely overturned in court in 1991.

So asbestos-containing adhesive remained in use and is still in place in countless older buildings. Even when old tiles test negative, the mastic underneath can still test positive. That is why the adhesive layer needs to be evaluated separately from the tile.

Why Removal Is Risky

Intact black mastic that is covered and undisturbed generally poses low risk. The danger comes from removal. Scraping, grinding, sanding, or using a power tool on dry mastic can release asbestos fibers into the air. Heat guns and solvents change the hazard but do not eliminate it. Dry abrasive removal of asbestos-containing mastic is exactly the kind of activity that produces high airborne fiber levels. So it should never be done without testing and proper controls.

How to Identify and Test It

You cannot confirm asbestos in black mastic by appearance. Color and texture are not reliable indicators. Confirmation requires laboratory analysis of a sample of the adhesive. Until you have results, treat black mastic under old flooring as if it contains asbestos. Do not sand, grind, or aggressively scrape it.
