Where Is Asbestos Found in Buildings?

Asbestos was incorporated into so many building products that it can be present almost anywhere in older construction. Knowing where asbestos is commonly found helps property owners make informed decisions about testing and renovation planning. No material on this list can be cleared by appearance alone. A lab has to analyze a physical sample before you disturb it.

Insulation Materials

Pipe insulation, boiler insulation, and duct wrap in mechanical systems are among the most common locations for asbestos in older buildings. These materials were often wrapped with asbestos-containing tape or applied as a spray-on product. Vermiculite attic insulation (often sold under the brand name Zonolite) may also contain asbestos, as most vermiculite mined before 1990 came from a contaminated mine in Libby, Montana.

Flooring

Vinyl floor tiles, sheet vinyl flooring, and the adhesive (mastic) used to install them commonly contained asbestos in buildings constructed before 1980. Nine-inch and twelve-inch square vinyl tiles are especially likely candidates. The tiles themselves may be low-risk if intact, but sanding, scraping, or grinding during removal releases hazardous fibers. Sub-floor materials under old tile may also contain asbestos-containing compounds.

Ceiling and Wall Materials

Acoustic ceiling tiles, textured ceiling paint (known as popcorn ceilings), and spray-applied fireproofing materials frequently contained asbestos. Joint compound used between drywall panels was a common source into the 1970s. Some plaster walls and ceilings, particularly textured coatings, may also contain asbestos. Patching compounds and ceiling tiles are frequently disturbed during renovation, making these some of the highest-risk locations during remodeling projects.

Roofing and Siding

Asbestos cement products were widely used for roofing shingles, corrugated panels, and siding materials, particularly in industrial and commercial construction. Asbestos cement is hard and dense (it is less likely to release fibers when intact than softer materials) but cutting, breaking, or drilling into it generates significant dust. Roof felt and flashing tape from older construction may also contain asbestos.

HVAC and Mechanical Systems

In addition to pipe and duct insulation, asbestos was used in gaskets, packing materials, and fire curtains in heating systems. Older furnaces and boilers may have asbestos insulation on their casings. HVAC duct connections and elbows in systems installed before 1980 are often wrapped with tape or cloth containing asbestos. Fireproofing around structural steel columns, especially in commercial buildings, was frequently applied as a spray-on asbestos product.
