Radon is found throughout Virginia, but how much accumulates in any given home varies dramatically. It varies by region, by geology, and by how the house is built. The Shenandoah Valley and Virginia's western mountains are among the higher-radon parts of the country, while areas toward the coast generally run lower. Regional patterns only describe the odds, though. The only way to know your home's actual level is to test it.

Radon Risk Varies Across the State

Virginia spans several geologic regions, and radon potential shifts with them. The Valley and Ridge and Blue Ridge provinces in the west, the mountains and the Shenandoah Valley that includes Harrisonburg, carry the highest radon potential.

Much of the central Piedmont is rated the same. On the EPA Map of Radon Zones, those areas are Zone 1, while the Coastal Plain toward the Tidewater is Zone 3.

The Virginia Department of Health estimates that roughly 20 to 25 percent of Virginia homes may meet or exceed the 4 pCi/L action level. Even in lower-zone areas, elevated radon still turns up in individual homes.

Why Western Virginia Tends to Run Higher

Radon comes from the natural breakdown of uranium in soil and rock. The fractured, uranium-bearing bedrock of Virginia's mountain and Piedmont regions releases more radon into the soil gas that seeps into homes through foundation cracks and openings. Around Richmond the fall line even splits the risk. Chesterfield County, on the western side, is Zone 1, while Richmond City and Henrico just across the James River are Zone 3. The areas most often flagged as higher-risk include:

  • The Shenandoah Valley, including Harrisonburg and Rockingham County (EPA Zone 1).
  • The Blue Ridge and western mountain counties, and much of the central Piedmont.
  • Fairfax County in Northern Virginia (Zone 1), though neighboring Loudoun and Prince William are the moderate Zone 2.
  • Homes with basements or crawlspaces anywhere in these regions, which give soil gas more ways in.

Local Averages Do Not Predict Your Home

Two houses on the same street can test very differently depending on their foundation, construction, and how they are operated. A zone map tells you the general likelihood, not your result. The EPA recommends that every home be tested regardless of its county's zone, because a lower-zone designation does not mean an individual home is safe. It only means elevated levels are statistically less common there.

What an Elevated Result Means

The EPA action level is 4 pCi/L. At or above that level, mitigation is recommended to reduce your exposure. Radon is the second leading cause of lung cancer in the United States. Because it is invisible and odorless, testing is the only way to detect it. If your result is elevated, a mitigation system can typically bring levels well below the action level.

How Much Does Radon Mitigation Cost in Virginia?

Mitigation costs in Virginia fall within the same national range. Most residential systems run about $800 to $2,500 installed, with many homeowners paying around $1,200 to $1,500. The exact price depends on your foundation type and how complex the system needs to be, not on the state. How often should I retest for radon in Virginia?
