Environmental Hazards in Older Homes

Homes built before 1980 are more likely to contain environmental hazards than newer construction. Asbestos, lead-based paint, and radon are the three most common building-related environmental hazards in older residential properties. Understanding where these hazards come from and when to test for them is the foundation of responsible property ownership.
Asbestos
Asbestos was widely used in building materials through the late 1970s. Common locations in older homes include pipe and duct insulation, popcorn ceiling texture, floor tiles and mastic adhesive, drywall joint compound, roofing shingles, and siding. Asbestos-containing materials in good condition that are not being disturbed generally do not release fibers and pose little immediate risk. The danger arises during renovation, demolition, or deterioration, when fibers become airborne. Testing is required before any work that may disturb suspect materials.
Lead-Based Paint
Lead-based paint was banned for residential use in 1978 but remains present in millions of older homes. Paint in good condition that is not being disturbed poses a lower immediate risk than deteriorating paint. The greatest concern is paint that is peeling, chipping, or flaking, particularly in homes with young children, and renovation work that will sand, scrape, or otherwise disturb painted surfaces. EPA RRP certified contractors are required for renovation work in pre-1978 homes, schools, and child-care facilities.
Radon
Radon is a naturally occurring radioactive gas that forms from the decay of uranium in soil and rock. It enters buildings through foundation cracks and openings and can accumulate to dangerous levels in enclosed spaces. The EPA estimates that radon is the second leading cause of lung cancer in the United States. Testing is the only way to know your indoor radon level. You cannot see, smell, or taste radon. Any home can have elevated radon levels, regardless of age or construction type, but older homes with unfinished basements or crawlspaces are common locations for entry.
